Why an agent needs a website of their own
A profile page on a brokerage site belongs to the brokerage. Before we worked together, that was Mary Gallo's whole web presence. If an agent changes brokerages, the page and every bit of search history it earned stay behind.
A real estate agent website on your own domain keeps that history with you. It also lets you write about the areas you actually work, in your own voice, which is what search engines and AI tools look for when they decide whose page answers a question about a neighborhood.
What we built for Mary Gallo, REALTOR®
Mary is a bilingual agent with Canvas Real Estate in Broward County. We built her an editorial Astro site on Cloudflare Pages with:
- ✓Buy, sell, relocation and home value pages written in her voice
- ✓Community pages across Broward County and a waterfront section, each checked so sibling pages do not repeat each other
- ✓A Spanish section with its own pages, not a translation widget
- ✓Saved search email alerts with double opt in, favorites, and a reviews wall synced from Google
- ✓Lead forms that reach her inbox and the FoundOS portal, plus schema and an llms.txt file for AI tools
Fair Housing safe copy
The federal Fair Housing Act bars ads that state a preference based on race, color, religion, sex, disability, familial status or national origin, and Florida has its own fair housing law on top of it. In practice, the safe rule for marketing copy is simple: describe the property and the place, never the person who should live there.
So we write "two blocks from the park and the elementary school" rather than "perfect for young families," and we name amenities, commute times and features instead of describing a type of neighbor. Every page passes a banned words check before it publishes, the same gate we run on Mary Gallo's site. Your broker's compliance rules still apply, and we follow them.
IDX and MLS license rules, explained plainly
IDX, short for Internet Data Exchange, is how agents show other brokers' listings on their own sites. It is licensed, not public. Access usually runs through your broker's MLS membership and an IDX vendor the MLS has approved, and each MLS sets display rules. Those rules commonly cover crediting the listing brokerage, required disclaimers, how often the feed refreshes, and which fields and photos may appear.
Because rules differ from one MLS to the next, we read yours before we design any listing pages. We never scrape listings, never reuse listing photos outside the licensed feed, and never publish MLS derived figures such as sold counts in marketing. That is also why the Mary Gallo case study shows only Google figures.
Bilingual real estate sites
Many Florida buyers and sellers would rather read in Spanish. A good bilingual site gives each language its own pages and its own address on the site, written by a person rather than a translation plugin, with tags that tell Google which page is the Spanish version of which English page. The contact path matters as much as the copy: a Spanish page should lead to someone who answers in Spanish.
How the work runs
Three steps, start to finish.
- Free
Free check
We look at how you show up on Google, Google Maps and AI answers today, and send you a plain read.
- Weeks, not months
Build and fix
We fix your Google Business Profile, build or rebuild the site and write the pages people and AI tools read.
- Every month
Count the leads
Calls, forms and chats land in one CRM, screened by a person, so you see real leads and not just visits.
Questions we get
Jerry answers these himselfWhat do I get for the price?

There is one plan. It starts at $399 a month plus a one time build and covers your site on your own domain, Google Business Profile setup, local SEO for your areas, content written so AI tools can read it, a review system and a monthly report. It moves to $599 a month starting the month after we send you 10 real leads.
What does the contract say?

In plain terms: the plan runs month to month, you can stop in any month, and the domain, site, content and Google accounts are yours. Your IDX license is a separate agreement between you, your broker and the IDX vendor, and we work inside it.
How will you measure results?

With Google Search Console and Google Analytics: how often your pages show in search, how many searches put you in Google's top 10, visits from organic search, and form and call events, which we report as tracked events rather than leads. For Mary Gallo, searches in Google's top 10 went from 5 in her first 28 days (17 July to 13 August 2026) to 39 in the latest 28 days (23 September to 20 October 2026).
Do you help with Google Maps?

Yes. We set up or clean up your Google Business Profile, pick the right real estate category, list your service areas and keep every detail matched to your site. Agents who share an office with a brokerage need extra care with Google's rules on addresses, so we check that before changing anything.
What are the red flags?

Watch for a site that lives on the agency's domain or a template you cannot take with you; promises of a top spot on Google; listing pages with no writing of your own; copy that describes the ideal buyer, which is a Fair Housing risk; long contracts; and reports that show only total traffic. Ask every agency who owns the site if you leave.
What monthly deliverables are included?

Each month we add or improve pages such as community, market and seller guides, keep your Google Business Profile current, run technical and schema checks, check what AI tools say about you, and send a short report on searches, top 10 positions, organic visits and tracked form and call events.
Do you have Florida real estate examples?

Yes. Mary Gallo, REALTOR®, a bilingual agent in Broward County, is our published example. The Mary Gallo case study shows what we built and the Google figures with their windows.
